Spring Roof Inspection Checklist for SC Homeowners

Spring is the perfect time to assess your roof after the wear and tear of winter. In South Carolina, winter may not bring heavy snow, but cold snaps, freezing rain, and strong wind events can all take a toll on your roofing system. Exterior Inspection Checklist

Start by walking around your home and examining the roof from the ground. Use binoculars for a closer look at hard-to-see areas.

Shingles and Roofing Material

• Look for missing, cracked, or curling shingles
• Check for shingle granules collecting in the gutters or at downspout discharge points
• Look for dark streaks or discoloration that may indicate algae growth
• Check metal panels for loose fasteners, lifted edges, or rust spots
• Examine flat roofing sections for blistering, cracking, or ponding water marks

Flashing and Penetrations

• Inspect flashing around chimneys, vents, skylights, and wall-to-roof transitions
• Look for gaps, rust, or lifted edges in the flashing
• Check caulk and sealant around pipe boots and vents for cracking or separation

Gutters and Drainage

• Clean out winter debris from gutters and downspouts
• Check for sagging or pulling-away sections
• Verify that downspouts are directing water at least four feet away from the foundation
• Look for rust, holes, or leaking joints

Structural Elements

• Examine soffits and fascia for rot, peeling paint, or pest damage
• Check the roofline for sagging or uneven areas
• Look for moss or vegetation growing on the roof surface
• Trim any tree branches that are touching or overhanging the roof

Interior Inspection Checklist

Head to your attic with a flashlight and check for signs of moisture intrusion.

• Look for water stains, dark spots, or streaks on the underside of the roof deck
• Check insulation for dampness, compression, or discoloration
• Look for daylight coming through the roof boards
• Check for signs of mold or mildew, especially in corners and along the eaves
• Inspect attic ventilation: make sure soffit vents and ridge vents are clear and functioning
• Look for signs of pest entry such as droppings, nesting material, or chewed wood
